We are a collective group of neighbors located in South Glynn County, Brunswick, GA. Representing families, business owners, and concerned citizens, we welcome anyone who lives or works in Glynn County to join us. Together, we strive to support and strengthen our community.
Our focus is to make sure that our community leaders hear all of our voices as they make decisions about re-zoning, infrastructure, and issues that will affect our rural areas of South and West Glynn.
Our county leaders are making decisions in the next couple of weeks about future zoning laws that will shape the density of housing permitted in our rural areas. These choices could significantly affect our community’s character, as higher-density developments could bring increased traffic, strain local resources, and impact the natural beauty and privacy that many of us cherish. As these decisions are being considered, now is a critical time for residents to voice their concerns. If you value preserving the rural character of our community, please contact your county commissioners. Urge them to protect our most rural areas, especially property zoned Forest/Agricultural by encouraging low-density building, ensuring that future growth is balanced and respectful of the unique qualities that make our community special.
We are deeply concerned about the rezoning application ZM-24-9 “The Refuge” at 850 Myers Hill Rd that would change the current zoning to accommodate a high-density neighborhood in an area that has traditionally been rural and low-density.
If this re-zoning request is approved, the impact will extend beyond Myers Hill Rd. Changing our zoning laws to allow high-density neighborhoods in areas that are traditionally low to medium-density could set a concerning precedent for our community. We believe that maintaining our established zoning laws is essential to preserving the infrastructure, roads, schools, lower crime rates, and overall character of South Glynn.
We are asking the Board of Commissioners for the following items on this specific development:
1. Density Limitations: We urge them to hold the developers to a maximum of 250 lots, as was initially approved when the land was purchased and to not re-zone the FA parcel to PD. Additionally, we request that all lots comply with our current zoning laws, with no lot being smaller than 8,000 square feet.
2. Privacy and Buffering: To protect the privacy of surrounding neighbors, we request a double buffer zone between the new development and all adjacent properties. This buffer should consist of a natural tree line created from the existing woodland to preserve the rural aesthetic of the area.
3. Water Study: We believe a water study is necessary to ensure the ponds on this proposed development will not negatively impact the local water table. This is particularly important given the potential effects on irrigation ponds on nearby farms.
4. Updated Site Plans: We request timely access to updated site plans, especially those that reflect the removal of the townhomes and any further proposed amendments, to ensure transparency and community involvement throughout the development process.
5. Adherence to the Southwest Glynn County Comprehensive Plan: Finally, we urge the Commissioners to adhere to the Glynn County Development Strategy and Comprehensive Plan that has been put in place for this area, which clearly calls for low to medium-density neighborhoods, which was designed to guide responsible development while protecting this rural part of our community.
We feel very strongly that growth in our area should be smart and thoughtfully planned to fit within the fabric of our community rather than overwhelming it. High-density developments may bring immediate expansion, but they also place significant pressure on our area. We want to ensure that any development aligns with the values and pace of life that make our area special. Smart growth prioritizes sustainable, balanced expansion that benefits our community without compromising its long-standing rural heritage or quality of life for current and future residents.
